Seasonal Care for Sprinklers & Hardscapes
Our climate runs on a rhythm — wet winters, dry Julys. Follow this year-round maintenance rhythm and your system and stonework will outlast the neighbors'.
Spring
March – May- Have us run a full sprinkler start-up: slow-fill the mainline so a winter-cracked pipe doesn't burst on the first cycle.
- Flush drip lines and clean filters — PNW winter silt clogs emitters fast.
- Reset controllers for spring rains; overwatering in April is the #1 wasted-water culprit.
- Pressure-wash patios and pavers now, before spring moss sets in.
Summer
June – August- Water between 4–7 a.m. to beat evaporation and avoid lawn fungus.
- Shift to deeper, less-frequent cycles — roots follow the water.
- Check rotor alignment monthly; one tilted head can dry out an entire zone.
- Re-sand paver joints after heavy use — it keeps polymeric sand and weeds in check.
Fall
September – November- Clear leaves off hardscape weekly — wet foliage stains concrete and stone.
- Aerate and pair it with a late-season deep soak before the rains return.
- Cut back irrigation run times as temperatures drop, then shut zones off zone by zone.
- Seal pavers and natural stone in early fall so the sealant cures before the wet season.
Winter
December – February- Schedule a compressed-air blow-out before the first hard freeze — trapped water splits copper, PVC, and backflow preventers.
- Insulate exposed backflow assemblies and valve boxes.
- Skip de-icing salt on concrete and pavers; it pits the surface. Use a calcium-based, concrete-safe product instead.
- Keep walkways swept and drained — standing water turns to ice sheets on flagstone.
